珠控大廈原爛尾地下室加固改造設(shè)計(jì)

［摘要］珠控大廈原址為一棟已施工完3層地下室的爛尾樓，新方案需對(duì)地下室加固改造并增加一棟超高層辦公樓。詳細(xì)介紹了其設(shè)計(jì)難點(diǎn)及解決措施，包括新舊基礎(chǔ)的處理及施工措施、地下墻柱梁的托換加固設(shè)計(jì)、鋼管柱的節(jié)點(diǎn)做法及逆作法的應(yīng)用、耐久性的考慮、框架節(jié)點(diǎn)的處理、性能化手段等設(shè)計(jì)過程。結(jié)果表明，改造后的結(jié)構(gòu)能滿足相關(guān)規(guī)范及建筑使用功能的要求，施工方便，工期滿足業(yè)主的需求。［關(guān)鍵詞］高層建筑; 地基土; 鋼管柱; 錨桿; 加固中圖分類號(hào)：TU318 文獻(xiàn)標(biāo)識(shí)碼：A 文章編號(hào)：1002848X(2016)05－0013－05
Reinforcement and reconstruction design on the unfinished basement of Zhukong BuildingXie Chun, Deng Yonglun(Guangzhou Hanhua Architects+Engineers Ltd., Guangzhou 510630, China)Abstract:The original location of Zhukong building is an unfinished building which has three stories basements. The new scheme needs to reinforce the basement and build a super high－rise office building. The challenges of the design process were introduced in details, which includes the treatment and construction measurement of the new and old foundation, the reinforcement of underground wall, column and beam which used for transferring, the method for steel pipe column joints and the application of reverse construction, the consideration of structural durability, the treatment of frame joints and design process of performance－based method. The results show that the structure after the reinforcement and reconstruction can meet standard requirements and satisfy the using function and convenient to construction, and construction period can meet the requirements of the owner.Keywords:high－rise building; foundation soil; steel pipe column; anchor; reinforcement
